Sage Cottage is in the wonderful seaside village of Burnham Overy Staithe. The cottage is modern and fully equipped with everything you need and is the perfect bolt hole for exploring this wonderful area. There is a dog-friendly pub at the bottom of the lane and the house is just a short stroll from the sea. The cottage is child and dog-friendly and we offer short breaks during term time.


Sage Cottage is situated in the quiet seaside village of Burnham Overy Staithe. The coast is just a short walk down the lane and there is also a lovely dog-friendly village pub to enjoy. Just a short drive away is the bustling village of Burnham Market which has everything you could possibly need. All bed linen and towels are supplied. Beach towels are not provided.

Ground Floor

The ground floor is a modern and open plan area. When you enter the property there is a hall area for muddy boots and a washing machine. There is a small but well equipped kitchen with double oven, electric hobs and a fridge and freezer. The comfy living area has a wood burner, unlimited wifi and sky TV, there is a breakfast bar to eat at, but also a fold away dining table if needed. There is also a desk should you feel like doing any work. Off the living area is a shower room.

First Floor

There is a master bedroom with a double bed and a second bedroom made up as a twin room. There is also a separate WC.


There is a large shingle driveway with parking for up to two cars.  At the front there is a porch area with a bbq and bistro style seating. There is no garden with this property. Behind the cottage is a small, quiet, static van site, all the vans are privately owned and not let out.

Burnham Overy lies between the larger boutique village of Burnham Market, less than 1 mile to the west with it's popular Hoste Arms, and Holkham, some 3 miles to the east. Burnham Thorpe, the birthplace of Horatio Nelson, lies 1 mile to the southeast. According to various letters and documents, Nelson learned to row and sail a dinghy at Burnham Overy Staithe, at the age of 10, two years before joining the Navy.

Overlooking the picturesque harbour and saltings, Burnham Overy Staithe in North Norfolk is the ideal destination for a traditional family holiday or a perfect retreat where you can indulge in some well deserved relaxation or exciting activities like sailing. The harbour is a great spot for crabbing. Burnham Overy Staithe is a popular launching site for boats. There is also the newly opened Hero pub which is well worth a visit.

North Norfolk is a birdwatchers paradise with Bittern, Avocet, Marsh Harrier and Bearded Tit among many species found nearby.

Short breaks at Sage Cottage start from £250 for a Monday to Friday or Friday to Monday stay, 2-3 dogs are welcome at no charge.

We have a very simple pricing strategy...

School holidays is £500/week

Term time is £350 or £375/week and £250 or £275/short break

We will take short breaks during term time and last minute during the school holidays.

We don't charge extra for dogs, travel cots, high chairs, dog crates, or anything else that we can provide...

We take either a £100 or 25% deposit (whichever is more) on booking to secure the dates and then the balance two calendar months before your arrival. If your booking is last minute (within 60 days of arrival) then we need the full amount on booking.

Check in is at 4pm and check out is at 10am, this can only be changed by prior arrangement and if there isn't a back to back changeover. I will always email on the day if the property is ready early.
